5 things you should know about your buyers before showing them a luxury villa

One of the most common nightmares for real estate agents on the Costa Blanca consists of losing time showing an endless list of properties to clients who can’t make up their minds.

Apart from the time and work involved, which often proves fruitless, buyers can end up succumbing to burnout if they don’t find the villa of their dreams in a reasonable amount of time.

To avoid ending up in this situation, we recommend that you find out these 5 things about your buyers before showing them any properties.

1. What are they going to use the property for?

Many of the buyers who seek a villa on the Costa Blanca intend to use it as a holiday home. This type of client is seeking a list of very specific characteristics: swimming pool, terrace, close to the beach, green areas…

However, there are also buyers who are looking for a villa on the Costa Blanca to use as their main residence. This type of buyer will place more importance on the location, nearby services, comfort and even the materials employed (they’re looking for a place to live, possibly for their entire lives).

Knowing the use our client is going to make of their property is essential to help them with their search.

2. What is their budget?

Even when it comes to buying a luxury villa, the budget is an important factor. 500,000 euros isn’t the same as 600,000. When we speak of large amounts, a small margin of variation can make a big difference.

Clients will be very upset if we show them a home which they can’t actually buy. Adapting visits to budgets is very important so as not to disappoint the buyers and, of course, so as not to waste our time showing them the wrong properties.

3. Do they need financing?

The type of new development villa we usually build at Modern House tends to be destined to be a second home. If the buyers haven’t finished paying for their permanent home yet, the conditions of the mortgages available to them will probably be less favourable than those of their first mortgage.

Banks consider second home mortgages to be higher risk operations. If the family has financial difficulties, the first property they are likely to stop paying for is the holiday home. For that reason, these mortgages usually come with considerably shorter repayment periods and lower amounts loaned.

4. What is the family unit like?

Is it a young couple with children? Then a spacious garden is probably a good option to allow the children to enjoy the long summer afternoons outdoors. Is it a couple of pensioners? In that case, they might prefer a villa near to a health centre.

Knowing our client’s family situation will allow us to pick out a suitable selection of properties to show them.

5. What are their tastes?

A Mediterranean style property, modern, minimalist…. Off plan properties have the great advantage of being customisable to their owners’ tastes. However, many of the prospective buyers who go to a real estate agent on the Costa Blanca don’t know exactly what they’re looking for.

Showing them some photographs of properties and even taking them to visit a show villa can be things that help them discover exactly what they are looking for.

If one of the things your clients aren’t sure about is the exact place in our region they should choose for their new residence, we would like to offer you a Guide to the Costa Blanca to enable them to discover everything each area has to offer:
